Photo: My professional photographers offer high definition digital photos of the property for 
brochures, internet portals, videos, and other electronic marketing. The virtual tour and aerial shots 
are ordered when applicable. 


Internet Upload: The upload to the Internet sites for REALTOR®.com and our company site is 
automated through our local systems. Please allow for the required time for the information to be 
uploaded from our local Multiple Listing Services. 


Brochure: A brochure of your home will be produced by John L Scott staff. This brochure 
contains information regarding your upgrades, improvements, and local information including: 
schools, taxes, special amenities, and specific information regarding personal property. If there is 
information that you would like to be featured in this brochure, please be sure to let me know.


Feedback Information: Feedback comments from other agents showing your property are secured 
daily and delivered to you on a weekly basis, along with my weekly marketing update.


During the marketing process of your property, I will continue to analyze the market and your 
property together, giving you the best, most current market information available.


Premium Marketing - Your home will be advertised using combination of print, internet, and 
in-person methods. 


Direct Mail Services – John L Scott has a Direct Mail Service available to market your listing. I will 
design a specific marketing strategy is designed to send out mailers to targeted markets for property 
exposure. The targeted market is determined by geographics, database, market dates, etc. lead 
generation, etc. 


Showcase Your Property - I will offer tips on how to make the property show more attractively and 
highlight the property. With this direction, you can begin by packing up those objects that are not 
necessary for daily living, which will help the property to show well. 


Agent Showings - Showings help us sell your home! An electronic lock box can be placed on your 
door to make your home more accessible for showings and to electronically track showings. This box 
will remain on the home until after closing to accommodate the final walk throughs and home 
inspections. We also prefer to maintain access to the property until the property has closed. 


Price Changes* In the event that the market activity reflects a need to adjust the listing price of your 
home, the new marketing price will be implemented thru MLS and the listing agreement date will 
automatically be extended for the original length of the listing period (i.e. 90 days, 120 days) to allow 
for this price change to be effectively re-marketed, add changes, etc.


Offers* - I will present offers received in a timely manner along with a form provided by the title 
company showing an estimate of your proceeds for that particular offer. DocuSign services are 
commonly used for accuracy and expediency.


 

PREPARING YOUR HOME FOR SHOWINGS



CLEAN! 


Look at your home as though you are seeing it for the first time. Is every room:


Neat,
Spotlessly clean
Dusted
Uncluttered 
Steam clean carpets
Wax floors
Wash walls 
Wash windows
Wash light fixtures
Use polish on all trim and wood surfaces
Tighten loose stair railings

Kitchen & Baths


These rooms should sparkle! 


Clear off counters
Clean all appliances
Clean all fixtures
Replace chrome burner plates on the range
Scrub floors
Scrub walls—repaint if necessary
Re-caulk tubs and showers
Clean thoroughly and be sure these rooms smell fresh.



Furniture


Rearrange or remove furniture to make your rooms look more spacious
Pack away knickknacks from end tables and coffee tables One or two items per surface is plenty.

Utility Room


Dust/wash off lint from washer and dryer
Remove stains and mineral deposits from furnaces
Dust and polish the furnace
Dust and polish hot-water heater.
 


Think Light and Bright


Do everything you can to brighten the interior. 
Replace dim bulbs with bright ones,
Replace wallpaper with off-white paint 
Repaint shabby or dark walls
Replace dark or worn carpets with neutral colors. 
Open the blinds
Replace broken windows and window seals. 
During the winter, maintain a comfortable temperature even if you are away for an extended 
time. 
There is no one music that soothes all beasts, so play it safe by turning your stereo off.



Yard


Look at your home’s exterior as though you were driving up for the first time. 
Remove any debris 
Repaint/re-stain, where necessary
Park any stored car, camper, or motorhome somewhere else. 



Each season has a need—in spring and summer:
Trim bushes
Mow the grass
 

During the fall:
Keep leaves raked

Sweep walks
 

In winter:
Be sure your drive and sidewalk are free of snow and ice.



Deck/Patios


Clean
Straighten
Repaint/re-stain if necessary
Tighten loose railings 
Neatly arrange the patio furniture and toss out old or rusty items.



Front Entry


We tend to overlook this area, especially when we don’t enter our home through the front door. First 
impressions really do count. 


Be sure the front door and screen are in good repair.
Paint the front door a warm, rich, inviting color. 
Sweep away any pine needles and cobwebs.
